Open houses still rely on clipboards: illegible emails, no consent trail, data entry after sundown. Buyers expect to tap a QR, type on their phone, and move on. Agents need CRM-ready fields without standing up IT. A short mobile-first Lumo at the door solves both—hosted by LumoPages, zero app install for visitors.

Why this workflow works today

Traffic peaks in a two-hour window; forms must load instantly on cellular and complete in under a minute. Single long forms fail on the porch; 2–3 stages with large tap targets win. Listing address in stage one content block confirms visitors are at the right property.

QR on yard sign or counter card → Lumo URL. Agents get notifications when serious buyers submit detailed interest fields.

What you'll need

  • Listing address, date/time of open house, agent photo and license line
  • Fields: name, email, phone, buyer/seller/investor, pre-approval yes/no, timeline, comments
  • Printed QR (link shortener optional for cleaner print)
  • Compliance copy for contact consent per your market rules

Step-by-step: build the sign-in Lumo

Stage 1 — Property: Photo of home, address, open house hours, "Sign in to receive listing updates."

Stage 2 — Contact: Name, email, Phone block (required for callback).

Stage 3 — Intent: Dropdown: First-time buyer / Relocating / Investor / Just browsing. Radio: Pre-approved? Timeline dropdown. Optional notes.

Stage 4 — Thanks: "We'll follow up within 24 hours." Mention SMS if you use it.

Design: high contrast buttons, minimal optional fields, no file uploads at the door. Test on your phone on LTE before print run.

Connect it to your stack

Generate QR from the published Lumo URL; tape to entry table. Also text the link to visitors who scanned a listing flyer online. For brokerages with a static property site, embed the same Lumo at bottom of listing page for virtual open house traffic.

Duplicate Lumo per listing; only change stage-one property block and QR—keeps Inbox exports separated per address when you name projects clearly.

Manage responses without a backend

During the open house, glance at Inbox count for headcount vs foot traffic. Same evening: export CSV, import to CRM or dial from phone list. Status: New until contacted, Resolved after showing scheduled.

Compare listings by export volume and buyer-intent dropdown mix—no custom dashboard required for solo agents.

Start building

Ditch the clipboard at your next open house. Publish a sign-in Lumo, print the QR, and walk out with searchable leads instead of smudged paper.
